Cracked concrete, sinking sections, loose pavers, and washed-out joints can make a patio uneven, unattractive, or difficult to use. The visible damage is not always the whole problem. Poor drainage, an unstable base, or shifting soil can cause the same issues to return after a quick patch.
At All Pro Thornton Deck Builders, we inspect the patio to identify what is causing the damage before recommending a repair. Our services include concrete patio repair, paver repairs, leveling, resurfacing, and drainage corrections throughout Thornton and the north Denver metro.
If you’re looking for patio repair near you, start with a free on-site inspection. We’ll explain what needs attention and provide a written scope and price before you decide how to proceed.

A cracked patio is easy to see and easy to misread. The crack is where the surface gave way — it’s rarely where the problem started.
In nearly every patio repair we’re called to, the cause is one of three things underneath. The base wasn’t deep enough or wasn’t compacted, so the surface has been carrying loads the ground beneath it couldn’t support. Water has been going somewhere it shouldn’t — a downspout discharging at the slab edge, a grade that runs toward the house, irrigation soaking one side — and it’s washed out or softened the base. Or the soil itself has moved, which on the bentonite-bearing clay running through much of Adams County is simply what it does with the seasons.
That’s why filling a crack is a cosmetic fix with an expiry date. If the base is still unsupported and the water is still arriving, the next crack is already on its way. Our patio deck repair services start with a proper inspection — surface, base, joints, edges, and drainage — and a straight answer about which of the three you’ve got. Then we fix the cause and restore the surface, in that order.
WHAT WE REPAIR
From a single cracked section to a full resurfacing, we repair concrete, paver, stone, and brick patios.
Concrete patio repair starts with reading the crack. We route it out, clean it back, and fill it with a flexible material that moves with the slab rather than a rigid patch that splits along the old line. More importantly, we determine whether it’s a surface crack or slab movement—because those need completely different fixes, and only one is cheap.
A sunken or uneven patio is a base problem, not a surface one. Patio leveling means lifting and re-supporting the settled sections, correcting what washed out underneath, and re-establishing the slope so water drains rather than ponds and pools.
Where the base is sound but the surface is worn, stained, spalling, or just tired, patio resurfacing bonds a new wear layer over the existing slab. You get a fresh surface, new color, and new texture without demolition — and at a fraction of a full replacement.
Paver patio repair covers lifted, sunken, cracked or missing units, washed-out joint sand, and failed edge restraint. Pavers are forgiving — individual units come up and go back down — but only if the base is reset properly underneath. Re-laying on a base that’s still failing just moves the problem along.
Failed edge restraint lets a paver patio spread outward, which is why the perimeter always goes first. We reset or replace edging, re-sand joints with polymeric sand, and rebuild borders so the field stays locked.
Where water is what’s causing the failure, correcting it is part of the repair rather than an upsell. Regrading, redirecting downspouts, adjusting irrigation, or adding a channel drain — whichever the site actually needs.
Not sure whether yours needs a patch, a lift, or a resurface? The free inspection tells you—with a written scope and price —before you commit to anything.
DIAGNOSTIC TABLE
Not sure what you’re looking at? This is how we diagnose and fix what we see most.
| Problem | What you’ll see | How we fix it |
| Hairline cracks | Fine lines, no displacement, no movement underfoot | Clean, fill and seal; monitor |
| Wide or lipped cracks | Gap you can fit a card into; one side higher than the other | Address the base first, then repair or resurface |
| Sunken section | One area lower than the rest; water pooling there | Lift, re-support, correct drainage, re-level |
| Surface flaking or crumbling | Pitted, scaling, loose concrete on top | Grind back to sound material, resurface with a bonded overlay |
| Lifted or rocking pavers | Units sitting proud, moving underfoot, trip edges | Lift, correct base, re-lay and re-sand |
| Washed-out joint sand | Gaps between pavers, weeds, sand on the surface after rain | Re-sand with polymeric sand; check drainage |
| Spreading edges | Perimeter pavers drifting outward; widening joints at the edge | Reset or replace edge restraint, rebuild the border |
| Standing water | Puddles that don’t clear within an hour of rain | Re-establish slope; add drainage where needed |
| Stains and discoloration | Rust, efflorescence, organic staining, faded color | Clean, treat, and reseal or resurface |
If what your patio is doing isn’t on this list, send a photo. We’ve seen most of it.
REPAIR OR REPLACE
The honest version. Appearance rarely tells you which side you’re on.
A patio that looks dreadful — stained, flaking, grey — is very often structurally sound and an excellent candidate for patio resurfacing. One that looks acceptable can be past saving if the base never existed. The inspection tells the difference, and we’d rather lose a resurfacing job than sell you an overlay on a surface that’s still moving.
If replacement is the right answer, that’s our patio installation service — and if you want pavers next time, patio paver installation covers that.
COST
We quote every repair individually after we’ve seen it. What moves patio repair cost most:
What we’ll say plainly: patio repair is almost always a fraction of replacement, and the patios people assume are finished usually aren’t. The inspection costs nothing and frequently ends with a smaller number than expected.
How It Works
A clear patio design process is what turns an idea into something buildable.
Send photos, and we can often tell you what we’re looking at straight away. If it needs eyes on it, the visit is free, and there’s no obligation.
Surface, base, joints, edges, slope, and drainage — not just the crack. We check where water goes when it rains and whether the problem is spreading.
Repair, partial rebuild, or replacement, with a written scope and a fixed price. If a smaller fix will hold, you’ll hear that first.
Base repair, re-support, regrading, drainage. Nothing cosmetic happens until what’s underneath is stable — resurfacing a moving slab is money thrown away.
Crack repair, re-laying, overlay, jointing and sealing, with slip resistance where the surface needs it.
We walk the finished patio with you, explain any cure window, and leave care guidance for the first season. Every patio repair we complete ends this way.

WHY ALL PRO
BUILT FOR COLORADO
Water gets into concrete through pores and hairline cracks, then expands roughly nine percent when it freezes. The Front Range runs through dozens of these cycles in a single spring, and each one widens what the last one opened. It’s the main driver behind surface flaking and behind a hairline crack becoming a cracked patio that needs real work.
Much of Adams County sits on bentonite-bearing clay that swells when wet and shrinks as it dries. A patio sits on that soil and moves with it. Sprinkler overspray, a misdirected downspout, or a wet spring after a dry winter can lift or drop one area relative to the rest—which is what causes most of the settling we’re called to fix.
Of the three, this is usually fixable at the source. Water arriving where it shouldn’t is behind a large share of base washout and settlement, and correcting it is often the cheapest part of a lasting repair.
Stronger sun fades and chalks sealers faster than national ratings suggest, and de-icing salt is the fastest way to cause surface scaling on a concrete patio. Sand for traction instead.
Correcting the cause is why our repairs hold. Fixing the surface is why so many don’t.
Service Areas
We’re based in Thornton and handle patio repair across the north Denver metro — Northglenn, Westminster, Broomfield, Commerce City, Brighton, Wheat Ridge, Arvada, Denver, and the surrounding towns in Adams and Weld counties.
Conditions differ, and so do the failures. Adams County clay drives most of the settling we see. Older Denver properties often have original slabs that have been standing long enough for base problems to show. Newer developments more often bring drainage and grading issues that were never right from handover.

Composite decking systems worked well for a rental property where constant maintenance isn’t realistic. The boards lock into place with hidden fasteners, and the finish means no staining or sealing every season, which saves a lot of time.Posted on Google![]()

Short and sweet, great service, no headaches. Had them patch up a few rotted boards and tighten the structure on our old deck. Quick deck repair, fair price, and everything feels much sturdier now.Posted on Google![]()

Good to Know
Usually, yes. A cracked patio with a sound base and stable cracking is restored with repair and resurfacing. If the slab has broken into sections that move independently, or the base was never properly built, replacement is the better long-term answer. The inspection tells you which, and most patios we look at fall on the repairable side.
Because the repair addressed the crack and not the cause. If the base is unsupported, water still reaches where it shouldn’t, or the soil moves seasonally, a filled crack will reopen —often within a year, often a few inches from the old one. A lasting patio repair corrects what’s underneath first.
Settlement is a base problem, so we work underneath rather than on top. We lift and re-support affected sections, correct what washed out, fix drainage where that’s the cause, and re-establish the slope so water leaves the surface. Patio leveling always comes before any resurfacing.
Patio resurfacing bonds a new wear layer over an existing concrete surface. After preparation and any structural repair, an overlay goes down to give you a fresh surface, new color, and new texture without demolition. It’s the usual answer when the slab is sound, but the surface is worn, stained or flaking.
Yes, and pavers are the most repairable surface there is — individual units lift out and go back down. Paver patio repair covers sunken or lifted areas, cracked or missing units, washed-out joint sand, and failed edging. The key is resetting the base properly; re-laying over a failing base only postpones it.
It depends on whether the work is surface or structural, how much area is affected, the material, how much base correction is needed, and whether drainage work is included. We quote in writing after an inspection. Patio repair is almost always a fraction of replacing the patio.
That’s scaling or spalling—the top layer breaking away —and it’s one of the most common concrete patio repair jobs we do. Water penetrating the surface and freezing is the main cause, followed by de-icing salt, and sometimes a slab that was overworked or sealed too early after it was poured. It’s progressive, so catching it early usually means resurfacing rather than replacing.
Usually, it’s worth fixing rather than living with it. Standing water means the slope has been lost — often through settlement — or there was never enough fall to begin with. Depending on the cause, we re-level, regrade, or add drainage. Left alone, it accelerates whatever is already going wrong underneath.
Yes — that’s the majority of our work on this—other contractors’ installations, DIY patios, and previous repairs that didn’t hold. We’ll tell you plainly what was done before and what it takes to correct, without running anyone down.
Crack repair and re-sanding can be a day. Lifting and re-leveling sections, or resurfacing a whole patio, runs longer and needs cure time before use. We give you a realistic timeline with the quote.
On pavers, usually if the product is still available, or we can source a close match, and we’ll often re-lay units from a less visible area into the repaired section so any difference sits where you don’t look. On concrete, an isolated patch will always be visible, which is why resurfacing the whole surface is frequently the better-looking answer for a similar price.
Pool surrounds have their own requirements—coping, waterline tile, and drainage away from the water—so we cover those on our pool deck repair and restoration page. If your patio is next to a pool, mention it, and we’ll point you to the right team.
We cover Thornton, Northglenn, Westminster, Broomfield, Wheat Ridge, Commerce City, Brighton, Arvada, Denver, Aurora, and the surrounding north metro, plus much of Adams and Weld counties. Most patio repair jobs we’re called out to need less work than the owner expected. A sunken corner is usually a base problem, not a dead patio. A flaking surface over a sound slab is a resurfacing job. A paver patio that’s shifted almost always comes back up and goes back down.
